• Objective 34: New workspace will be well designed with a range of unit sizes and types that are flexible, including for occupation by small or independent commercial enterprises.

• Objective 35: The Council will work with existing local groups to better understand the requirements for new workspace for locals.

There is no specific mention of affordable workspace for artists/designers/creatives. The eviction of Ridley Road Studios (above the Ridley Road Shopping Village) ends the availability of affordale studio/workspaces in Dalston and as such a huge community of people who contribute to the diversity and creativitiy will no longer be able to work here in the Dalston area. Flexible workspaces (akin to We Work and others) are NOT an acceptable replacement for the affordable studio/workspaces as they currently exist. Hackney Council urgently needs to address this issue otherwise Dalston will lose its creative heart.

This is an ongoing issue, one that Hackney Council has repeatedly failed to address. The Dalston Plan continues in this trajectory, ignoring the importance of affordable workspaces and artists studios in the area.

Maintain the status quo of the market - make sure stall holders continue to have access to storage space. Don't change the rules that prevents existing stall holders keeping their existing pitch layouts. Don't extend opening hours to affect those stall holders who start their working lives very early in the morning. Keep the rents low to make it still affordable. Recognise and ensure that the stalls and local retail outlets are allowed to continue as is providing low cost shopping for locals most importantly. Keep the upstairs workshop spaces available

This plan would change the character of Dalston irreparably and would bring no benefit to local residents using the market and the local shops and what they are proposing instead will drive up prices, encourage in unaffordable shops that cater for more well to do

Historically Dalston has provided a unique platform for facilitating diverse entrepreneurial endeavors which has helped to make it recognizable around the world. Essential to this is the loose fit low cost and flexible commercial/artistic spaces in the area. New development by nature tends to sanitize space, provides less flexibility and is always more costly. The challenge for Hackney is how to manage the development of this area in a way that will not sanitize and drive out the diverse entrepreneurial creative community created Dalston. Very few developments have risen to this challenge.

• Objective 30: Mixed-use development in Dalston must carefully balance residential and employment uses.

• Objective 39: Increase the range and quality of Dalston’s non-food retail offer as well as support the existing diverse food retail and restaurant offer.

• Objective 37: The Council will seek to improve the town centre experience and accessibility to the physical environment.

• Objective 42: Support the promotion of leisure and community uses, including new family friendly leisure uses.

• Objective 41: Promote a mix of commercial and retail uses on ground floors to provide vibrant and varied street frontages throughout the Town Centre.

Local people say they are increasingly priced out of shopping and relaxing in the area by the proliferation of expensive cafes and the loss of cheaper retail outlets. This process will continue with the loss of Kingsland Shopping Centre and the destruction of Ridley Road Market, and the addition of expensive housing only accessible by people on higher incomes.
